Initial Cap

An initial cap refers to how much the total rate can increase in the first adjustment period. Commonly, 2% for 5/1 ARMs. 5% for 7/1 and 10/1 ARMs. For the 5/1 ARM, that would be year six. In a cap structure of 2/2/5, the initial cap is represented in the first number, 2.
